Randy has led renovation projects across Singapore for 28 years, personally overseeing more than 1,800 completed units — 3-, 4- and 5-room HDB flats through to executive apartments. The approach hasn't changed across that time: a customised scope for what each home actually needs, direct and straightforward communication, and a quick handover once keys are collected — no dragging out a project that's already done.

To serve different homeowners' needs and budgets, Randy works with a varied pool of trusted contractors — many experienced Malaysian Chinese tradesmen among them — and keeps pricing competitive in a Singapore renovation market that's only gotten more saturated. Reasonable, honest workmanship has been the standard from day one, not the cheapest bid or the flashiest finish.

Consultation & Site Measure

We walk the unit, note existing M&E, and discuss budget, must-haves and HDB/MCST constraints.

Design & Fixed Quotation

Layout, material schedule and one all-in quotation — no per-item variation orders added later.

Permit Filing

We file the HDB renovation permit (or MCST application) and wait for approval before any hacking starts.

04

Hacking & M&E Works

Demolition, electrical rewiring and plumbing — carried out within permitted hours, Mon–Fri 9am–6pm, Sat 9am–1pm.

05

Carpentry & Finishes

Built-ins, flooring, painting and fixture installation, checked against the approved design at each milestone.

06

Handover & Defects Check

Joint walk-through, keys handed over, and a 3-month Defects Liability Period for any touch-ups.

How We Build

Every trade, explained simply.

Renovation is mostly invisible once it's done. Here's exactly what happens at each stage, trade by trade.

01Strip-Out

Strip-Out & Prep

Old ceiling, cabinets, sinks and light fittings taken out
Corridor and lift floors protected before any work starts
Working items like aircon and water heaters disconnected and kept safe, not thrown out

02Hacking

Hacking & Demolition

Only walls approved in the permit are knocked down — structural walls are never touched
Work only happens Mon–Fri 9am–6pm and Sat 9am–1pm, per HDB rules
Dust sheets protect the rest of the home while hacking is in progress
Debris cleared out properly, never left piled in the corridor

03Plumbing

Plumbing Re-Piping

Water supply shut off before old pipes are removed
New pipes laid out to match the new kitchen/bathroom layout
Every pipe tested for leaks before it's sealed behind tiles

04Electrical

Rewiring & DB Upgrade

Old wiring replaced from the switchboard onward
Switchboard upgraded to handle aircon, induction hob, water heater and more
Every wire labelled so it's easy to trace later
Everything tested before the walls are closed up

05Tiling

Tile Laying & Waterproofing

Waterproof coating applied to wet areas first
Left to sit for 48 hours and checked for leaks before any tiling starts
Tiles sloped properly so water flows to the drain
Sealant used wherever tiles meet a wall or another surface

06Flooring

Parquet Sanding & Finish

Existing wood floor sanded down to fresh wood underneath
Small gaps and holes filled in
Coated with a protective finish, left to dry between coats
Cheaper than new flooring, and keeps the original solid wood

Before You Ask

How long does an HDB renovation permit take? +

Most permits clear within 3–5 working days once we submit the layout and works schedule. We do not start hacking works until approval is in hand — this is built into your project timeline from the start.

What renovation hours do you work within? +

We follow HDB's permitted hours: Monday–Friday 9am–6pm and Saturday 9am–1pm. No hacking or noisy works on Sundays or public holidays, regardless of project deadline.

Is the quotation really fixed? +

Yes — our quotation lists every item and material grade. The only additions are changes you request after signing, and those are quoted separately in writing before any work proceeds.

What happens after handover if something's wrong? +

Every project carries a 3-month Defects Liability Period. Flag an issue and we schedule a fix — no separate call-out charge within that window.

What's the payment schedule? +

Staged progress payments tied to milestones — deposit, hacking complete, carpentry complete, and final handover. Full schedule is set out in the contract before work begins.
